This Privacy Policy explains how Lumate Tenant Insight System (“Lumate TIS”, “we”, “us”) collects, uses, and safeguards your information when you use our Services.
1. Information We Collect
- Account Information: Name, email (via Google Sign-In).
- Report Inputs: Declared monthly income, rent target, months at last residence, on-time rate, and optional background flags (e.g., “prior eviction,” “criminal record” as provided by you).
- Generated Outputs: Scores and a PDF report stored in Firebase Storage.
- Usage Data: Basic analytics (e.g., page views, button clicks) and logs to improve the service.
- Payments: Checkout data processed by Stripe (we do not store full card numbers).
- Optional Financial Info: Self-reported credit score and housing assistance program selection (if provided by you).
2. How We Use Information
- Generate your tenant insight report and display/store the resulting PDF.
- Operate, maintain, and improve the Services.
- Process payments (via Stripe) and maintain purchase records.
- Communicate with you about updates, changes, or support issues.
- Comply with legal obligations and enforce our Terms.
- Incorporate your self-reported credit score into the overall insight score.
3. Legal Basis & Consent
We rely on your consent to process report inputs and generate a report. By checking the consent box on the dashboard, you authorize Lumate TIS to process the information you provide for scoring and verification support. You may withdraw consent at any time by contacting us; note this may limit or disable use of the Services.
4. Sharing & Service Providers
- Firebase (Google): We use Firebase Authentication (for sign-in), Firestore (for data), and Storage (for PDFs).
- Stripe: We use Stripe to process payments; Stripe receives the minimum necessary payment information.
- Other Processors (future integrations): If we integrate third-party verifiers (e.g., background or income verification), we’ll disclose those providers and update this Policy.
- We do not sell personal information.
5. Data Retention
We retain data for as long as your account is active or as needed to provide Services. PDFs may be stored for up to 30 days by default (subject to change as we add cleanup tools). You may request deletion earlier.
6. Security
We use reasonable administrative, technical, and physical safeguards (including Firebase security rules and restricted service accounts). No method of transmission or storage is 100% secure; use the Services at your own risk.
7. Your Rights
Depending on your location, you may have rights to access, correct, delete, or restrict processing of your data. Contact us at privacy@lumateinc.com to exercise your rights. We will verify your request consistent with applicable law.
8. Children’s Privacy
The Services are not intended for individuals under 18. We do not knowingly collect data from children.
9. International Users
We may process and store data in the United States. By using the Services, you consent to processing in the U.S. and other countries where our processors operate.
10. Changes
We may update this Policy as our Services evolve. We will post updates here and revise the “Last updated” date.

12. FCRA & Rental Screening Note
We are not a Consumer Reporting Agency (CRA) and our reports are not “consumer reports.” Landlords and property managers should not use our reports as the sole basis for adverse housing decisions. If you use any information in connection with tenant screening, you are responsible for complying with applicable law (including FCRA and fair housing requirements).
Credit scores in Lumate TIS reports are self-reported and provided for informational purposes only.
